When you have a builder working at your Sevenoaks property, it’s only natural that you’d want to know exactly what is happening. Below, we provide a short insight into our core groundwork, brickwork and construction services, and what you can expect when a builder comes in to build an extension or a patio.
In the vast majority of cases, the laying of a patio in a back garden does not require planning permission. There are one or two exceptions in regard to steeply sloping areas that would require increased support, and whether or not your Sevenoaks property is a listed building. If you have any doubts in these regards, don’t hesitate to contact a builder from our team today. We are more than happy to liaise with local authorities on your behalf should it be required.
Before we send a builder to make a start on the groundwork, the material and design of the patio need to be finalised. As a skilled brickwork and blockwork professional, we offer a range of materials and styles. Our current range of patio materials includes:
These materials can be laid in a variety of styles. Each builder on our team is skilled in brickwork and blockwork, and can lay a patio using the following styles:
We can also provide surrounding walls to fit the same brickwork theme as your patio for that final flourish.
When your patio design is confirmed, groundwork at your Sevenoaks home begins. It is important to clear the prospective patio area of rubble and debris, and to ensure from the earliest possible stage that the level of your patio meets the minimum required depths. Our builder needs to guarantee your patio is at least 150mm below the damp-proof course of your property. At this stage of the groundwork, it’s also essential to calculate the fall (or slope) of your patio to ascertain whether or not you require a drainage channel.
To ensure the best possible finish for your patio, we put down a compacted layer of hardcore. The depth and consistency of this hardcore will vary on your patio needs and soil type. Wooden pegs are then hammered into the ground, mapping out the shape of your patio, and to indicate where the top level of the patio will rest.
Our builder then lays your chosen patio design, be it brickwork, blockwork, stone or block paving, onto a bed of mortar (5:1 ratio). This process leaves a 1cm gap between each slab to be filled in with mortar later. This creates a strong, compact finish for your patio, immediately enhancing the visual appeal, and selling value, of your Sevenoaks property.
An extension, much like a patio, is a great investment that serves immediate needs and benefits you in the future should you wish to sell your Sevenoaks property. Unlike a patio, however, building an extension is a much longer process that requires more planning and patience. But, as our satisfied customers will attest, GM Construction specialises in building an extension from scratch, so we’ll be with you every step of the way.
Regardless of whether your extension is a bathroom, kitchen, study or bedroom, our team maps out and designs the room addition you’re visualising – from the blueprints to the brickwork. What’s more, GM Construction takes care of planning permissions where necessary to ensure that when the groundwork at your home in Sevenoaks begins, everything is in order.
We pride ourselves on being a reputable builder, so you can rest assured that when the groundwork is complete, the ensuing construction complies with the government’s Building Regulations. These regulations are different from local planning permission but, as ever, GM Construction meets all statutory requirements and liaises with the Building Control Officer.
When everything is in order, the groundwork at your Sevenoaks property can begin. This will include creating the most convenient access route between the site and our transport, as well as digging the initial trenches for the foundations and drainage. Throughout the entire process of building an extension, every builder in our team will work respectfully at your property, minimising intrusion and disruption where possible.
As a proud member of the Federation of Master Builders, we assure you that our work speaks for itself. With our decades of groundwork, brickwork and construction experience, your single-storey or double-storey extension will be worthy of any home.
